Our core mission is to establish Central PA as a national production destination by creating direct, family-sustaining career pathways in film, television, and digital media for local residents and help drive rural revitalization in Central PA.The project is built on four key pillars:

Adaptive Production Infrastructure:

Rather than constructing expensive sound stages, we’re creating an all-in-one production ecosystem that maximizes value and minimizes logistical complexity. This includes:

  • 20+ standing sets** leveraging the school’s original architecture—classrooms, offices, cafeterias, gymnasiums, and period-authentic spaces that can be dressed and transformed for diverse production needs
  • Pine Street Rentals**, our in-house prop house offering professional prop rentals, custom fabrication, and set dressing services under one roof
  • Significantly lower production costs** by eliminating sound stage premiums and reducing the logistical burden of sourcing props and fabrications from multiple vendors
  • Built-in versatility** with ready-to-film environments and on-site artisan support for rapid customization
  • Faster turnaround** between productions with minimal strike, rebuild, and shipping delays
  • Character and authenticity** that new construction simply can’t replicate, enhanced by professional craftsmanship

Workforce Development:

Our “Below-the-Line PA” curriculum will offer comprehensive training and a direct path to union membership, addressing regional career limitations and building a qualified local crew base that understands both traditional craft and emerging technologies.

Community Revitalization:

By transforming a vacant school into a working production facility, we’re eliminating blight and creating an ecosystem that supports local businesses—from hotels to craft services—fostering economic and cultural growth that keeps creative dollars circulating locally.

Responsible Innovation:

We’re fusing heritage with thoughtful technology integration, repurposing a 1937 building while implementing AI tools that enhance human creativity rather than replace it. Our approach centers on:

  • Protecting the creative process** through robust governance frameworks that prioritize artist rights and story integrity
  • Union-compliant AI integration** that respects collective bargaining agreements and creates opportunities rather than displacement
  • Operational efficiency tools** that democratize access to production resources, making professional-quality filmmaking accessible to the underserved 70% of independent creators
  • Security and compliance** infrastructure ensuring intellectual property protection and ethical AI deployment

Through initiatives like our human-centered Writers Retreat—where AI serves as a collaborative tool for research, development, and production planning—we’re attracting professional talent who want to explore how technology can amplify their vision without compromising their craft.

We believe the future of filmmaking isn’t human or machine—it’s human with thoughtfully governed technology that expands what’s possible while preserving what’s essential: authentic storytelling, professional artistry, and dignified work. And it starts with infrastructure that makes production accessible, not exclusive—a place where independent filmmakers can walk in with a vision and walk out with everything they need to bring it to life.
